A checkable answer
Clear sources and assumptions make the answer easier to test and update.

Compare five major costs

A useful comparison includes:

  1. rent and building expenses
  2. operating costs
  3. labor
  4. moving and setup costs
  5. incentives and landlord contributions

Leaving out one major cost can change which option looks best.

Compare the realistic options

The main choices may include:

  • stay and renegotiate
  • move within the current market
  • move to another market
  • expand or redesign the current operation
  • pursue a build-to-suit when the need and timing support it

Use the same operating requirements and time period for every option.

Show the sources and assumptions

Keep each source date and assumption beside the number it supports. Mark what is verified, quoted, estimated, or still unknown.

A useful answer should be easy to check, explain, and update.
